With the opportunity to be involved in the renaissance of San Diego's historic East Village/Ballpark District should you build to mimic or create something entirely new?  Do you take inspiration from the building's history or its future?  What is at stake?  Only the fate of the neighborhood's revitalization.  And how exactly, are you supposed to market this concept?


With the TR Office and Retail project, Cruzan|Monroe decided that history and future were equally important.  By fusing old and new, C|M created an "evolved building" - whereby the building's past and its future are represented simultaneously.  But the innovation did not end with architecture.  The design is supported with an equally pioneering marketing concept: contemporary office condominiums over historic warehouse, a first for downtown San Diego. The building's foundation, the 75-year-old TR Produce Warehouse, maintains its integrity, look, and feel.  Historic renovations are coupled with modern-day adaptive reuse practices to create restaurant and retail space (marketed as "TR Retail").  The restoration connects well with the rich historical fabric of the neighborhood.  Its heights, the 28 upper-level loft-style office condominiums - "TR Office" - soar into the downtown skyline with a distinctly modern flair.  Sheathed in steel and glass, the building responds to San Diego's ongoing transformation into a more progressive, more cosmopolitan city.  The hip spaces appeal to "smaller users who value ownership" - an underserved market that has responded well to the proposition: Cruzan|Monroe has closed deals on over 95 percent of the TR Office condos.A one-of-a-kind project, TR Office and Retail, proves that the measure of success doesn't need to be limited to a single aspect.  Success in urban renewal, creative design, and historic refinement is definitely attainable - albeit with a little creativity and persistence.
