Cruzan|Monroe identified an early adopter of sustainability and adaptive reuse – the “creative class” – as an important market segment. Companies composed mainly of this “creative class” demand quality workplace environments that toe the line between Class “A” and Class “B”/"C” spaces while expressing their corporate values and brands. Ideal locations for this strategy include in-fill sites, with high functional obsolescence and proximity to affluent communities.

Cruzan|Monroe set out to urbanize the suburban and came away with one of its most successful transformation projects ever. At Roselle, Cruzan|Monroe transformed a 35-year-old distressed flex project into creative, sustainable office space.
C|M chose a well-located building, the key to achieving a “20-minute work/live” goal (that is, having life’s essentials located within twenty minutes of one’s home). Then, the building received a new lease on life through a complete exterior resurfacing, and an extensive landscape and “hardscape” reworking. Interior improvements, using sustainable materials and methods, converted the dilapidated space to an open, loft-like workplace, and provided a healthy injection of fun and “cool".
